What sellers ask before they sign
What does it cost if the house does not sell?
Nothing. The 1.2% is payable on completion and not before, and the photographs and floor plan are ours to pay for, sale or no sale.
How long am I tied in for?
Twelve weeks of sole agency, then two weeks' notice at any point. If a house has not sold in twelve weeks we should be having a frank conversation about the price anyway.
Do you charge for the valuation or for viewings?
No. The valuation is free whether or not you instruct us, and one of us goes to every viewing rather than handing out the keys.
What does lettings management include?
Finding and referencing the tenant, the deposit and the paperwork, collecting the rent, two inspections a year and arranging repairs. Tenant find only is one month's rent.
