Most sellers picture the work starting at the first viewing. By then the important decisions have already been made, and they were made in the ten working days before it. This is what those days look like with us.<\/p>\n\n\n\n
The valuation is free and takes about an hour, and we will have given you a number and, more usefully, the two or three comparable sales it came from. Once you instruct us we have the conversation again, properly, because the number that gets a house sold and the number that gets an agent instructed are not always the same and we would rather be honest than flattering.<\/p>\n\n\n\n
We will also say which jobs are worth doing. Painting the hall, yes. A new kitchen to sell a house, almost never.<\/p>\n\n\n\n
Both are included in our fee and both are done by a photographer who does this for a living, not by whoever is free that morning. He works to the light: south-facing rooms in the morning, west-facing in the afternoon, and he will move furniture, which is a sentence some sellers find alarming and all sellers agree with afterwards.<\/p>\n\n\n\n
The floor plan is measured on the same visit. About a third of the enquiries we get mention the floor plan before they mention a photograph, because it answers the question people are really asking, which is whether their life fits in it.<\/p>\n\n\n\n
We put up between twelve and eighteen photographs. Not forty. Forty photographs means a buyer has already seen everything and has no reason to come.<\/p>\n\n\n\n
A description should read as though a person wrote it, and should not contain the word “boasting”. We describe the house, the street, what is a walk away, and what a buyer will ask about anyway: the parking, the aspect, the boiler.<\/p>\n\n\n\n
You see it before anyone else does, and nothing goes live until you have said yes to the words and the pictures.<\/p>\n\n\n\n
Before it goes online, the details go to the buyers on our list who are looking for something like it. That is a few dozen people rather than a few hundred, and in the last year about one house in six has sold from that list without ever reaching a portal.<\/p>\n\n\n\n
If you are the sort of seller who would rather not have the house on the internet at all, this is the point at which we talk about that properly.<\/p>\n\n\n\n
Viewings are done by one of us, not by handing over keys. We take feedback the same day and pass on all of it, including the annoying parts, because the pattern in the first six viewings is the most useful information you will get all year.<\/p>\n\n\n\n
If four people say the same sentence about the second bedroom, that is not four opinions. It is the market talking, and it is usually about the price rather than the bedroom.<\/p>\n\n\n\n
Be reachable for those ten days, tidy on photograph day, and honest about your timing. Needing to be in by Christmas and moving only if the right thing comes up are both fine, but they lead to different advice.<\/p>\n\n\n\n
Our fee is 1.2% plus VAT, payable on completion and nothing before it. If the house does not sell you owe us nothing, and the photographs and floor plan were ours to pay for either way.<\/p>\n","protected":false},"excerpt":{"rendered":"
